After exchange we will take care of all documentation to complete the sale on your behalf in accordance with your instructions. If you have a mortgage on your property we will arrange for the mortgage to be discharged on settlement. Prior to settlement we check and confirm adjustments forwarded by the purchaser’s conveyancer. This allows us to take into account any land rates, water rates and strata levies that may be owing and deducted from the purchase price. If you have a mortgage to discharge then we make arrangements to have this paid out on settlement with the surplus funds being deposited into your nominated account. We also advise the agent to do the same with the remainder of deposit, after accounting for their commission.

Settlements are conducted via E-Conveyancing (PEXA) which in the last three years has become compulsory. This allows your sale proceeds to be cleared within 2 hours of settlement and also negates a lot of the liability for the purchaser when registering their transfer with the Land Titles Office, going from a 2 week turnaround time to around 1 hour!
