Selling a Property around Port Macquarie and the Hastings Region
Selling a property can be a costly and stressful affair. It takes a great deal of your time and effort, so it’s natural for sellers to want the process to end on a positive note. Like all home owners around Port Macquarie, you most likely have the goal of selling your property quickly and at a profit. Yet in some cases, houses can languish for months on the property market with little to show for the time and effort. Therefore, it is most important to choose your selling agent in Port Macquarie wisely.
To prepare a marketing contract on your behalf we can take instructions in several ways. For a speedy turnaround and 24hr service you can order a marketing contract online by clicking here and completing the form. Alternatively, we can take instructions over the phone, in person or send through an editable PDF document for you to complete.
“At Page Conveyancing we charge a ‘flat fee’, plus disbursements (i.e. money actually spent on your behalf) for acting on your behalf in the sale of your property. This fee includes everything required to complete the transfer in title of your property. We also carry full Professional Indemnity and Fidelity insurance.”
On receiving your instructions, we order all necessary documents and searches required to create your marketing contract. The marketing contract is then prepared and forwarded to your selling agent around Port Macquarie, allowing the property to be offered for sale and advertised. At Page Conveyancing, we take the time to source all your approvals and compliance certificates from the relevant authorities when creating your contract, ensuring the process doesn’t slow down once you have found a purchaser. The last thing you want is a delayed exchange or a conditional contract pending the receipt of approvals from the Council!
Exchange of Contracts
Exchange of Contracts is when the contracts are dated and swapped between the two parties. The deposit is also payable prior to Exchange. Upon exchange of contracts, if the cooling off period has been waived, both parties make a firm legal commitment to each other. Otherwise there is a 5 day cooling off period in which the purchaser can pull out of the contract and only forfeit 0.25% of the purchase price to the vendor.
Final Checks When Selling Your Property
After exchange we will take care of all documentation to complete the sale on your behalf in accordance with your instructions. If you have a mortgage on your property we will arrange for the mortgage to be discharged on settlement. Prior to settlement we check and confirm adjustments forwarded by the purchaser’s conveyancer. This allows us to take into account any land rates, water rates and strata levies that may be owing and deducted from the purchase price. If you have a mortgage to discharge then we make arrangements to have this paid out on settlement with the surplus funds being deposited into your nominated account. We also advise the agent to do the same with the remainder of deposit, after accounting for their commission.
Settlements are conducted via E-Conveyancing (PEXA) which in the last three years has become compulsory. This allows your sale proceeds to be cleared within 2 hours of settlement and also negates a lot of the liability for the purchaser when registering their transfer with the Land Titles Office, going from a 2 week turnaround time to around 1 hour!
Page Conveyancing has completed over 1000 transactions via the PEXA Platform since its introduction in 2017.
